Goss provided comprehensive mechanical, electrical, and plumbing design services for a complex, multi-phase tenant improvement of approximately 40,000 square feet across an occupied PACE campus. Delivered under a design-build model and sequenced across five construction phases, the project upgraded clinical, administrative, support, and commercial kitchen spaces while preserving full operational continuity.

Key scope included new and modified HVAC systems (rooftop units, exhaust and makeup-air fans, dedicated IT cooling), roughly 60 new plumbing fixtures plus kitchen hot-water infrastructure, and complete power, lighting, and data revisions. A 2,900-square-foot mezzanine build-out added offices, conference space, restroom, and IDF room, with subsequent refinements to open-plan configuration and equipment. Targeted updates addressed exercise rooms, security, break areas, exterior patio systems, and critical exhaust replacement.

Through field investigations, coordinated design packages, close architect collaboration, and full construction-phase support, Goss delivered a code-compliant, fully integrated MEP solution. The result enabled phased occupancy, improved indoor environmental quality and operational resilience, and successfully transformed the campus under live-facility constraints.
