Goss delivered comprehensive MEP engineering services for the Gracelight Community Health Hollywood facility in Los Angeles, California – a vital OSHPD-3 outpatient health center providing accessible, high-quality primary care, optometry, retail pharmacy, dental services, and business administration to underserved communities in the heart of Hollywood. This two-floor tenant improvement project transformed approximately 27,000 square feet within an existing four-story medical office building, creating an integrated, patient-centered environment that supports Gracelight’s mission as a federally qualified health center committed to compassionate, comprehensive healthcare regardless of ability to pay. We designed a modern mechanical system featuring a new rooftop Dedicated Outdoor Air System (DOAS) paired with VRF fan coil units and a full VRF HVAC system, alongside complete electrical and plumbing infrastructure, all tailored to meet stringent OSHPD-3 regulatory requirements.

In close collaboration with the architect and structural engineer, our team overcame significant project challenges, including an aggressive 12-week design schedule with a complete absence of available record documents for the existing building. Through innovative problem-solving, thorough field investigations, and precise coordination, we delivered a fully integrated, code-compliant MEP design on time and within constraints, ensuring minimal disruption to adjacent operations and enabling a seamless transition to enhanced clinical spaces.

This fast-track success underscores our expertise in delivering efficient, resilient MEP solutions for community health facilities under tight timelines and with limited information, where technical precision and adaptive engineering directly support expanded access to essential medical, dental, vision, and pharmacy services for Los Angeles residents.
